This inter-disciplinary approach has enabled us to establish relationships with federal, state and local governing bodies, developers, homeowner’s associations and civic groups, ensuring that our client’s interests are well represented in all aspects of land use matters.  This knowledge translates into the ability to identify both potential problems and specific solutions which give our clients a valuable advantage whether they are buying or selling property.

The ZPG represents clients in all facets of national, regional and local land use matters including office, industrial, maritime, telecommunications, shopping centers, mixed use developments, resort developments and hospitality. From signature residential and oceanfront resort communities to the development of national distribution centers and international shipping ports, our attorneys represent clients on land use, regulatory and development issues including: 

  • Planning and zoning approvals
  • Subdivision Approvals and Variances
  • Comprehensive Plan Amendments
  • Annexations from one jurisdiction to another
  • Facility siting and infrastructure assessment
  • Site plans and franchises
  • Public/private partnerships and intergovernmental agreements

ZPG members have served as counsel to various businesses, civic associations, neighborhood groups and individuals on zoning, planning and development matters while representing a variety of commercial businesses, national retailers and developers for projects throughout the United States.   This breadth and depth of experience allows clients to have access to a fully integrated land use team with experience throughout the country.  Our commitment goes beyond traditional representation and gives the ZPG the ability to bring new ideas and fresh solutions to our clients.  Some of our most recent projects include: 

  • Represented Town Center Associates in obtaining the necessary rezoning and text amendments to City Zoning and Site Plan Ordinances to facilitate the $250,000,000 Town Center project in Virginia Beach consisting of high rise office buildings, 300,000 square feet of retail, a 13-story luxury apartment building, a hotel and other land uses.
  • Obtained approvals for new high rise office building in Atlanta, Georgia.
  • Represent APM Terminals of Virginia (Maersk Sealand) to obtain local approvals and text amendments to accommodate an $800,000,000 port facility in Portsmouth, Virginia, which will be the largest privately owned and operated marine terminal in the United States.
  • Successfully completed the annexation of property from one municipal corporation to another to accommodate the development of a 2000 acre marine and golf resort development in Eastern Virginia.
  • Served as lead counsel in the acquisition, permitting and development of a $1.5 billion semiconductor manufacturing facility.
  • Counsel to a national retailer for the acquisition and development of hundreds of new locations throughout the southeast. 
  • Served as counsel for numerous solid waste facility construction projects for national solid waste companies including siting negotiations, land use approvals and state and federal permitting issues. 
  • Performed zoning and subdivision due diligence of over 350 sites in all 50 states for a major retirement home company.
